General information — not legal, tax or immigration advice

Indonesia’s visa, tax and property rules change frequently, and implementing regulations often lag behind announcements. Everything on this site is general, educational information, current as of 2025–2026. It is not legal, tax or immigration advice, and reading it does not create any professional relationship. Before you act on anything — applying for a visa, signing a lease, structuring an investment, or filing tax — confirm the current rules with a licensed, Kantor-Imigrasi-registered immigration consultant, an Indonesian lawyer, and a qualified tax adviser.

Figures are date-stamped ranges, not guarantees

All costs, income thresholds, visa fees and timelines are indicative ranges reflecting our best understanding at the time of writing. Visa category names and indices (for example B211A, E33G, D1) are periodically re-classified. We do not guarantee approval of any visa, any return on any investment, or any tax outcome.

What we never recommend

We do not recommend nominee property arrangements (where an Indonesian holds land title on a foreigner’s behalf) — they are legally vulnerable and can be deemed void. We do not encourage working for Indonesian clients on a tourist or social visa, or relying on repeated “visa-runs”; enforcement has tightened and the consequences (fines, deportation, blacklisting) are real.

Foreign property ownership

Foreigners cannot own freehold land (Hak Milik) in Indonesia in their own name. Legitimate routes include leasehold, Hak Pakai (tied to a stay permit) and ownership through a PT PMA, each with conditions. Always use a licensed notaris.
